The Tender Appointment



Well that was something! What an odd, and emotionally draining meeting for me. The tender appointment.

The good news is we came in under budget - our additional site costs were just under $5,000.

The big surprise that we got was due to the slope on our block - which initially didn't seem that large.
It seems there is just under a 2m slope running diagonally across the block.
What does this mean in the long run? We need to think about the final appearance of our home once the build is complete - to fill or not to fill? The issue it seems is that we will either require some drop edge beams built with the slab which would then mean our alfresco would be about 1m off the ground, which means it'll need railings... eg a balcony. Which is not what i ever imagined so its been quite hard to shift my thoughts ... my imagination to visualise something else. The other option is to put in a ton of retaining walls - which we got a quote for $24k. The drop beams once everything is finished would be close to $30k so this is where we are stuck at the moment... just trying to decide which way to proceed.

We also had to shorten the length of our home by 30cm - this was extremely disappointing as we enquired about this with our sales agent before we bought this particular block of land, and we were told the house would fit onto the block "easily".
We initially wanted the 39 and were told that was just slightly too big. So it was disappointing to have to go even further down from a 36. With that being said its about half a square for our home - but again its this challenge of amending your thought process - moving away from what you had already imagined yourself living in.

We are waiting for some more information from our tender presenter to make our final decision. More to come soon.

    Hi Nevie, thank you so much for sharing your valuable experience. We are also thinking of building boston 36, however our block is only 551sqm. Would you mind sharing the dimesion of your block so that i can have idea of whether i can fit boston 36 onto our block?

    I really enjoyed reading this article, and found it quite informative. And especially the part about interior designing. Thanks for sharing! I generally prefer Door Store, the door company to buy all kinds of doors and would recommend it to all.

We are about to embark on our new home build and i will be posting all updates and notes here. I found information scarce when i was searching for details regarding your experiences with building with Clarendon; so i am hoping this helps some of you with your new build. The External Colour Selection Appointment - UPDATE

We updated our external selections once we go to our colours appointment at Clarendon but i will keep the Clarendon selections to a separate post to avoid any confusion. The below is just relating to the external colour selections we had to update; So... as i had suspected, some of the colour choices we made just were not available from Clarendon. The roof tile we chose was not available in the colour we chose - so another selection was made, not a big deal really. The one thing we were frustrated with is that the 'wood look' garage door we chose is not available through Clarendon - so we actually had to downgrade from the wood look and go for a painted garage door. We didn't like the brown wood look doors available, they just didn't go with our colour selections. Choosing your External Colours

Now that the hard stuff has been done - its time for the fun things. Choosing everything for your home. I have to tell you, its not as easy as i thought. I think the novice within me just thought 'yep - i've got this' but there is just SO much to consider and analyze. Or over analyze if you're anything like me. The first steps: at the contract appointment go to the colour studio and just book your colours appointment - don't wait! There's lots to do. We gave ourselves two weeks to do a little more research, we spent more time at the colour studio, visited both brick yards (PGH & Austral) and did a tile tour with tiles direct. Clarendon advises you that you must have your bricks chosen before your colours appointment with them - so off we went... We knew we wanted GREY but that was about it...
